Welcome to Buffalo Pines. Surrounded by mature pines, in a small, quiet cul-de-sac close to Bear Mountain. Rustic updated cabin vibes. Plenty space and entertainment for your escape!

The Home- 1,299 square feet updated mountain home. Waterproof wood like flooring throughout main level. Carpet in the loft bedroom. Two bedrooms on main level, sleeping loft upstairs. Both bathrooms are on the main level. Large deck and horseshoe pit for your outdoor entertainment. Majority of the home is one level.

Bedroom 1(main level)-King bed, side table/lamp, and dresser.

Bedroom 2(main level)- two sets of twin/twin bunk beds, armoire, chest, small tv.

Bedroom 3/loft-(upstairs)- Queen bed, two armchairs, armoire, two luggage racks, and ceiling fan. This is a loft bedroom with no door.

We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide 1 hand towel and 2 wash cloths per bathroom. 7 bath towels are provided. (Not for lake use, please bring extra for lake.) A minimum of 2 rolls of toilet paper are provided per bathroom. More may be left depending on the number of guests and duration of stay. If you use large amounts of toilet paper, please bring extra.

Bathroom 1- Shower/tub combo with single vanity.

Bathroom 2- Corner shower with single vanity.

Kitchen- Full-sized fridge, gas stove, and dishwasher to help you create wonderful meals. If you prefer take-out, no worries! Fully stocked with all utensils, dishware, cookware, and bakeware. Please note: We do not provide Tupperware. Plastic wrap is provided. A starter pack of paper towels, and trash bags are provided. Along with dish soap, coffee grounds, and sugar.

Coffee set up- Keurig. We provide a starter pack of pods, and sugar.

Dining- Gorgeous window views of the deck & forest. Located in view of kitchen, seating for 8 at dining table (5 chairs and a bench). Wood burning fireplace and smart tv. Making it the perfect set up for games nights in. Door to large deck.

Living room- Two large sofas, 3 bean bags, coffee table, smart tv, games, and ceiling fan

Fireplace- Wood burning with gas starter fireplace located in dining room. We do not provide wood. It can be purchased and delivered to the home (seasonal, 24-hour notice is recommended). Or you can purchase it at many places in town. If there is wood left behind, feel free to use it!

Laundry area- Full sized. Located just off the living room. We provide laundry pods.

Deck- Plenty of seating. New patio furniture coming soon.

Grill- Propane & a charcoal grill. Propane is filled once a week. If it is empty upon arrival we will reimburse for a tank swap with picture of receipt.

Parking- Asphalt parking for 3 vehicles. You most likely will need AWD, 4x4, and potentially chains in winter months. Due to being in Moonridge area of Big Bear.

Heating- Central heating & one wood burning fireplace with gas starter.

Air Conditioning- Like most homes in Big Bear there is no AC. Ceiling fans and/or tower fans are provided. Open windows at night to cool the home down.

Yard- Horseshoe gaming area. The home has no fencing. The property is mountainscape. The yard is natural to the area. Pine needles, tree sap, and pinecones will always be present.

Animals- We only allow a maximum of 2 dogs. There is a fee $50 per dog per stay to bring them along. This does not cover cleaning up feces/urine, excessive shedding, or damage.

Vehicle is recommended. Mountain Transit pick up is .5 miles from the home at Bear Mountain Ski resort.
Ride share programs are very limited. There are a few local providers.

City of Big Bear Lake Good Neighbor Policy must be always respected. Please review the city rules.

Do not exceed the occupancy limit (7 guests includes children & infants)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy.

NO PARTIES ALLOWED.

No parking in street or yard
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The
maximum number of vehicles permitted is on the exterior
sign. (3 vehicles)

No amplified music 24/7
Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from
10:00 p.m. – 7:00 a.m.

Take your furry friend with you.
Take your dog with you so they do not disturb
surrounding neighbors. You will find that Big Bear Lake
is very dog-friendly!

Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear
locations:
4190 Garstin Drive & 39690 Big Bear Blvd.
Consequences

Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.

Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.
Occupancy (7 guests, this includes children and infants) and car limit (3) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. Please adhere to these limitations.

Upon Check Out

Wash dishes (load washer and START)
Pick up yard of trash, cigarette butts, lids ect
Pick up and dispose of any dog landmines
Leave used beds used. No need to strip them.
All used towels can be piled in bathroom (all linens are cleaned off site)
Close any open windows & doors.
Turn off lights
Lock up
Do not turn off heater in winter months
All trash must fit in the bins, no exception. Drop off required if the lid does not close.

Keypad code will be provided once the home is ready or at 4pm whichever comes first. Please ensure to sign the required agreement asap to prevent any delays.

Animals- We allow a maximum of 2 dogs at this home. No other type of animals is accepted. Each stay is a $75 pet fee. This does not cover extra cleaning such as excessive shedding, urine, feces, or damage to the home. Must be disclosed upon booking and on the reservation.

Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.

Early check-in- No guarantees will be made. Rental agreement/ Good Neighbor Policy must be signed prior to being given access. This is sent in your confirmation message and can be completed immediately. If the home is ready upon your arrival, we will let you have access. Do not show up to the home until given the code. This rushes the cleaners and tends to ensure something will be missed. The door code will be sent when the home is ready or at 4pm, whichever comes first.

Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time
