Stunning Townhome Near Uptown/Downtown/Deep Ellum with Rooftop Hot Tub and View

The place is close to Uptown, Deep Ellum, Downtown, Parks. You’ll love it because of the fun things in and around it. Also, included in all stays is use of the 78" Samsung Curve TV, Shuffleboard table, arcade basketball, and cornhole for the rooftop deck, as well as the kitchen. The rooftop has a great view of downtown.

This is a very modern, luxurious smarthome with a lot of cool and fun things, such as the giant 78" Samsung curve TV, game room with shuffleboard and arcade basketball, nanoleaf smart lights that change colors and dance with music, award winning massage recliner in the master bedroom, rainfall shower head combo and heated toilet seat in the master bathroom, nest thermostats on every floor, and rooftop deck with great views of downtown along with a fire table, kamado grill, and cornhole game on the rooftop.

Wi-Fi is the fastest available in the area. It's Spectrum's hi-end network and runs off an Amazon Eero Pro Mesh Network.

It includes 2 full bedrooms with private bathrooms on the 1st and 3rd floors, a half bath on the 2nd floor, a full kitchen with a walk in pantry and living room on the 2nd floor, game room & laundry room with washer and dryer on the 3rd floor, and the rooftop area on the 4th floor.

The place is suitable for 9 guests. There are 2 queen beds in the bedrooms, and an adult-sized giant bean bag and the sectional in the living room. There is also 2 queen air mattresses.

This modern, beautiful 4 story townhome, is in a great location, less than a mile from Uptown, a little over a mile to Downtown & Deep Ellum.

It's near the best parts of Dallas, or you can stay in and relax while having a blast.

TVs include YoutubeTV, HBO, Netflix, Showtime, and SlingTV.

While there isn't a gym, there is an indoor exercise bike that guests can use, as well as a set of adjustable dumbbells.

This home is rented through Texas Premium Rentals, LLC, a Limited Liability Corporation based out of Dallas, TX, which strives to provide elite renting experiences for customer through rentals of cars, housing, and more.

Note: There is even a bullfrog A8L hot tub on the roof which has different jet variations, a recliner seat, coasters, and a fountain. Yes, it is on the roof so you can sit in the hot tub and look at downtown! Please note this does not come with the booking itself and is a separate charge to accommodate extra cleaning and utility costs required to ensure the tub is safe for the next guest. This amount may vary based on length of the trip. Please ask me the cost before booking. It will be $100+ dollars at a minimum due to the cleaning required. Access would be granted only after agreeing to a separate waiver and acknowledgement of hot tub rules.

There are also security cameras on the entrances to the home for safety reasons. This is primarily to ensure you don't run into the prior guests or maids before checkin, to ensure no parties are thrown, and other safety-related situations like preventing intruders. They are on the exterior (front door, garage, and rooftop areas) only, and are not on the interior whatsoever.

You will have access to the 2 bedrooms, 2 bathrooms, kitchen, half bathroom, living room, game room, laundry area, garage, and the rooftop deck.

You are welcome to use the pantry and fridge but please do not eat any of the food that is already in the townhome, as that is for me and my family when we stay there when the place is not rented out. You will not have access to the rooftop hot tub unless the extra payment has been maid and the disclaimer signed and all hot tub related rules agreed to. The hot tub is available for a separate charge to account for cleaning and electricity costs, and may vary based on trip length. It also will only be provided after signing a separate waiver and rules acknowledgement.

Walking distance to Uptown and there's a Starbucks on the corner, and another small coffee shop and very nice restaurant nearby. Very close to Deep Ellum and Downtown as well.

A lot of parks and museums nearby in Downtown. Close to the aquarium, Fair Park, Klyde Warren, Reunion Tower, and others.

There is public transport nearby.

Uber, Lyft, and others are usually minimum to the most popular areas around Dallas (downtown, uptown, Deep Ellum).

There is no smoking indoors and please only 9 guests per stay. If you need more guests it needs to be cleared with the property manager beforehand.

Please be considerate and unplug the lights on the roof if you use them. They took a long time to put up and have limited life.

There is an electric car charger in the garage. Please contact me ahead of time if you plan to use it to assess compatibility.

Pets may be allowed depending on the type. Please notify me beforehand to get them cleared. There is a pet fee.

Finally, the place has exterior security cameras near the front door, garage door, and on the rooftop deck for safety reasons. This allows the property manager to ensure prior guests have left and that the property and occupants are protected. This also protects against parties, which are against the rules.
The 1st bedroom room is on the first floor. Kitchen and Living room is on the 2nd floor. Master bedroom is on the 3rd floor. Laundry is in the closet on the 3rd floor, and there is also a game room on the 3rd floor. The rooftop deck is on the 4th floor.

The cornhole game is in the 4th floor closet. Please return it if you use it so that it doesn't get damage from the weather.

By booking the listing you are agreeing to the following rules and agree to pay any of the penalty fees for violation listed below.
1. No smoking indoors. All guests agree that if they smoke indoors, they will pay a penalty fee of $3,000 and cover any and all cleaning costs related to getting the smell off the property and any other ancillary damages including but not limited to steam cleaning of the entire premises. You can smoke outdoors all you want. There is a covered patio and a covered area on the 2nd floor as well. Just please clean up after yourself and pick up any residual trash.
2. No parties or events without prior express permission from me. Very limited events are allowed at this location, but they must be cleared before booking. If a party or event is thrown without my permission, you will be asked to leave the premises upon my request to minimize damage to the property and may not be allowed to complete your stay. You further agree to forfeit your reservation cost in its entirety for the stay and to cover all damages involved and to leave the premises on this request. The penalty fee for an unauthorized party / event will be no less than $4000 per day.
3. Extra Guests & Unauthorized Guests: The home is suitable for the stated number of guests as currently set up, which includes 2 air mattresses. If you need more than this, somebody would need to be okay sleeping on the floor in a sleeping bag or additional air mattress and this would need to be cleared ahead of time to arrange this. Also, children count as people. Please note there are fees for each extra guest and I am only insured for booked guests, so you need to accurately state the number of guests who will be there upon booking. To incentivize this, there is a charge of $200 per night per extra guest who is not cleared, whether they stay or not, which you agree to pay by booking this location. You can always add guests during the stay as well. That is not a problem. Visitors must be added separately and cost $15 per visitor.
4. Pets may be okay depending on the size / type. If you plan on bringing a pet please message me prior to booking with the type of pet and size so that I can clear it first. Any pet brought onto the property without my clearance beforehand will incur a $800 penalty fee and any damage caused by the pet will be charged to the guest, including but not limited to a full house deep cleaning to remove any potential allergens. People who stay in the home when not rented have allergies, so the cost of deep cleaning can be substantial (as much as $800 or more in total), so please avoid this issue by discussing it with me beforehand. This applies to emotional support animals as well if the people who stay here when unrented are allergic.
5. About Service Animals: We are aware of the value service animals bring to people, and we are aware of VRBO's policy of allowing service animals without discrimination unless health and safety becomes an issue. My family members suffer from moderate to severe pet allergies and this is our primary living space when not hosting guests. As such we can only welcome non-shedding/no dander companions to our house as we need to guarantee the health of our family members.
6. No loud or excessive noise after City Quiet Hours begin. Please be considerate of the neighbors. Walls aren’t attached, so you have some leeway here but keep the noise down during the night and be considerate of them. If I get complaints and have to compensate the neighbors or pay HOA fines, you agree by booking to cover those fines, which can be up to $1,000 per incident.
7. Anybody using the yard or athletic equipment for athletic purposes expressly agrees to assume any and all risk of injury from using the equipment. The grass is cut and fertilized routinely but otherwise is not maintained, so be careful, wear shoes, and have fun! By booking this reservation, you are acknowledging that you could become injured if you choose to play an athletic event in the yard, and assume all risk in doing so.

Missing necessities and advertised features not usable
The kitchen was missing many basic items. The only drinking glasses available were 2 mugs and one boot shaped glass, so we had to go buy cups to use. There also weren’t any paper towels, sponges, or oven mitts. And there wasn’t even a FRYING PAN. These are such basic necessities that were missing that you can’t call this a full kitchen. This place is also infested with ants and anything food or drink set down for about 5 minutes would be covered in the bugs. This listing advertises many features that aren’t available to use. Nest thermostat? Locked so you can’t adjust the temperature. Heated toilet seat? Doesn’t exist. Shuffleboard? There’s no sand for the table, rendering it useless. As an added bonus, there was broken glass in the gutter that one of my family members cut their finger on. The closets didn’t have hangers, there was only one extra roll of toilet paper in the entire place, and there weren’t enough bath towels for my small party of 3. This biggest issue though, was that the ceiling in the master bedroom started leaking dramatically while we were there. Rendering that whole room and roof unusable at that point, with no offer of any sort of monetary kickback after we paid for the use of the hot tub on the roof. One additional thing to note, all of the furniture is super low to the ground. This is something of personal preference, but my parents are older and they struggled getting off the couch in the living room to the point that they stopped using it.

The location is lovely, though with all the sounds of an urban area. The bones of the place are great, but there is deferred maintenance that needs to be done, closets are cluttered with personal belongings and bunched up linens, but most of all, there is little cleaning going on. I'm not one to roast with reviews, but having to clean my own towels and found a used condom in the shower is foul. I received an auto request for how my check in went and shared these details but did not receive a response.

Great Place
We came for quick weekend getaway...the place had a great layout and the garage was a definite bonus. The best part was the rooftop hot tub. The host was definitely attentive and communicative for any questions or needs. Would stay here again.

Nice, clean, quiet, well located townhome
Nice place, very well located for our purposed, close to Uptown and downtown. Walking distance to Starbucks and a couple of bars, which was nice. Our only issue was in figuring out hot to use the tv in the living room and being able to watch a college football game on CBS. It was not easy. We ultimately were able to connect but only by plugging in our DIRECTV account info into the DIRECTV app on the TV. Per the landlord, a prior guest may have disconnected a FireTV stick or similar (we did not see one attached). Anyway, other than that, we had no complaints about the apartment.

Just not that clean
Overall, okay. It was just not that clean. This place needs a deep cleaning and then a consistent clean. The place is nice and the roof deck has a great view of Downtown. Not much in walking distance to do at night. Easy check in process and the owner was very communicative with us. Vrbo doesn't provide an option for pictures on review any longer.

We went to a concert at Dos Equis. Location was perfect. Home really sleeps 4 comfortably 6 was pushing it. Lots of stairs that might deter some. Very well maintained.
