Well-appointed 3 bed, 3 bath King’s Beach house surrounded by pine trees with sweeping views of Lake Tahoe. Sleep on one of three brand new Cal King beds, feel the hydronic heat keep your toes warm, soak in the hot tub overlooking the lake, sink into the comfy couch in the second living room while you watch a movie on the 55” 4K TV, or cozy up to the fireplace with a glass of wine.
This home is the perfect place to entertain with a remodeled kitchen boasting top of the line appliances and fully equipped to whip up a family meal. There’s plenty of room to gather in either of the two decks or living rooms, but plenty of privacy inside each of the three bedrooms including two master suites with recently updated showers. There is a two-car garage and room for two additional cars to park in front of the garage.

Traveling to the Sierra mountains at any time of year has inherent risks and uncertainty such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control.
As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance.
Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance. Depending on platform, you may have to pay a 4 percent cancellation fee for any cancellations at the time.

County Short-Term Rental Permit restrictions are strictly enforced. The County Permit for this home limits guest occupancy to no more than 10 persons (of any age) at any time. We have no control over the law. Violations of this policy will result in an immediate, no notice, $500 per additional person per incident penalty fee, charged to the reservation credit card, AND (1) probable notice to vacate the property immediately and (2) full loss of remaining rental fees paid. 1 dog is allowed, but must be with you when you leave to enjoy the outdoors or crated.

Smoking in any form is strictly prohibited anywhere on the property (inside or outside). Guests should be aware of the extremely high sensitivity of the neighboring homes and the property owner, concerning this policy. Any violation will definitely lead to (1) immediate notice to vacate the property and (2) full loss of the deposit and (3) full loss of remaining rental fees paid.

Parking under this lease is strictly limited to no more than 3 vehicles. Street parking is not available on the adjacent street nor permitted in this neighborhood. Street parking is not allowed

This home is located in a mountain environment. Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bob cats, racoons, squirrels, chipmunks and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions.
=== 7 ==== GARBAGE AND RECYCLING DISPOSAL
Disposal of garbage and recycling MUST FIT IN THE CANS WITH THE DOORS COMPLETELY CLOSED AND LOCKED, in the large, metal, bear box at the bottom of the driveway. If the volume of garbage does not fit, guests must take the excess garbage offsite. Fines for excessive garbage range from $200 to $500. Fines for leaving the bear box doors open or garbage anywhere outside of the bear box start at $1,000 per incident and may exceed $5,000. Such fines will be immediately deducted from the guest's deposit.
