Cottage at Lake Cumberland; 6m walk to water at Clearwater public boat ramp

Relax at our private 2-bedroom/1.5-bath cottage with easy lake access at Clearwater public boat ramp (8m by boat to Conley Bottom). Just a 6m, downhill walk to lake. Great for water sports & fishing fans. Single-floor; fully-equipped kitchen; free coffee/tea; Wi-Fi; smart-streaming TV; W/D. Cozy front porch; large covered back deck; gas grill. Perfect for a couple or small family/group (sleeps 6 w/ LR-area trundle bed). Ample vehicle/boat/trailer parking. Self check-in after 4pm. No pets.

What will you find at Jo’s Cottage?

• Eat-in kitchen/dining area with open access to sunroom
• Large (23’x16’) living/sunroom with comfortable seating and two ceiling fans
• First private bedroom with queen-size memory foam bed and ceiling fan
• Second private bedroom with full-size memory foam bed and ceiling fan
• Sleeping nook with a trundle bed (includes two twin-size mattresses) at one end of sunroom (with semi-private screening)
• Full-size bathroom with shower; and, one half-bath
• Equipped kitchen with most everything needed to prepare and serve the food you bring! More about kitchen items in the amenities section
• Laundry area with full-size stackable washer and dryer
• Free Wi-Fi with 50” smart TV to stream your favorite shows with your log in credentials (no cable/satellite). Jo’s Cottage has a Roku device with Guest Mode. Instructions to sign on can be found in the House Manual located in the kitchen.
• Cozy covered front porch with ceiling fan, a porch swing and casual seating
• Covered back deck (off the sunroom) with ceiling fan, patio table with four chairs, casual seating; gas grill just off the deck
• Adequate parking for occupancy

Jo’s Cottage nice-to-know tips:
• Jo’s Cottage is located 15-20 minutes’ drive time from Nancy and 30-35 minutes from Somerset.
• The closest grocery is a local IGA in Nancy. Nancy also has a great coffee shop (Battlefield), Dollar General, post office, hardware store, convenience store, pizza parlor, library a local Mexican restaurant, The Rex restaurant, and a few more.
• Larger (Kroger, Walmart) grocery options are located in Somerset.
• Sorrento's Italian restaurant is at Lees Ford Marina, approximately 20-25 minutes’ drive. Somerset offers a variety of chain restaurants.
• We recommend you shop and bring essentials with you on the way into the property.
• Fine dining happens best when you bring your delicious food to cook in the kitchen or on the gas grill.
• We provide a starter supply of paper products (paper towels; toilet paper; tissues). If additional supplies are required, please plan to buy/bring them.
• Jo’s Cottage is self-check-in. A door code will be provided prior to your designated check-in time.
• While Jo’s Cottage is a single floor, it is not particularly accessible (especially wheelchair) for those with physical limitations, as the entry walkway is tiered down a naturally sloping front access.
• This portion of Lake Cumberland is accessed by using the Clearwater public boat ramp (see Clearwater Boat Ramp Notice for more details).

The laid-back manner of the Clearwater community is great for a casual stroll as well as appealing for those who want a jogging/running workout. If you’re headed lakeside by foot, a 1-2 minute walk from Jo’s Cottage will take you to the lake access road/public boat ramp; and, in another 4-5 minutes (depending on your physical condition as the ramp is downhill and a bit steep - 30-35% incline) you can be at the water’s edge. The all-uphill return walk provides an energetic workout for those wanting a bit of exercise! Or, you might want to use our approach – send one person for a vehicle while the rest of us splash-around lakeside and wait for a ride up the hill. A picture of the ramp is included in the photo set. Clearwater Boat Ramp Notice
The Clearwater Boat Ramp is a public ramp, so it is available to anyone renting the property. Please note that renters should not park boat trailers on the ramp or in the parking area adjacent to the ramp. Boat trailers should be brought back to Jo’s Cottage and parked in the designated area. This policy allows for more vehicle parking in the general area of the ramp.

Additionally, renters will notice that there are two boat docks near the ramp (one to each side). All boat slips on these two docks are private and are not available for renters.

As a heads-up, the ramp to the lake is walkable (for those in good shape) but steep, which makes for a great work-out on the way back up the hill!

Policies

Size of party
Jo’s Cottage is ideal for two-four but accommodates a maximum of six individuals with beds provided to service this number.
• Parties greater than six would be best served by searching for a larger rental option.
• Please do not plan to use the living area sofa/couch for sleeping; and, please do not plan to bring sleeping bags, etc. Tents on the outside property are also discouraged.
• No campers or motor homes
• No events, parties or large gatherings

Campers/Motor Homes/Tents
Jo’s Cottage is not set up to accommodate campers or motor homes. Please do not pitch tents on the property.

Electric Vehicles
Outside electrical outlets are NOT set up to accommodate electric vehicles. Please do not try to use them for charging stations.

Smoking/Candles/Incense
Jo’s Cottage has a ‘no indoor smoking’ policy. Please do not smoke/vape (regular or e-cigarettes) inside the cottage. Please do not burn incense or candles or use any other strong, lingering scent. Outdoor smoking is permitted. Please place all butts in the butt buckets located on each porch. Please give yourself a few extra moments to air out afterwards before entering the cottage as the smell of smoke really gets into fabrics and upholstery.

Pet Policy
Jo’s Cottage is a no-pet property. We understand that service dogs are exempt, but we appreciate a heads-up if you have a service animal that needs to accompany you. If you bring a service dog, we expect it to be with you at all times (and not left alone in the cottage). Additionally, we will ask you two questions: Do you have a service dog due to a disability? What service does the dog provide for you?

NOTE: Names for all guests who will occupy the property should be included in the registration process.
Jo’s Cottage does not have a homeowner on site; renters will be given access via a private keyless entry code prior to the 4 PM check-in time.
100% refund of amount paid if cancellation is received/confirmed 14 days prior to check-in date
50% refund of amount paid (less service fee) if cancellation is received/confirmed seven (7) days prior to check-in
No refund if cancellation is received less than seven (7) days prior to check-in date

Check-in/Check-out
Check-in at 4 PM EST
Check-out by/before 11 AM EST – Late check-out will result in an extra day’s rental fee unless pre-approved.
Special requests for different check-in/check-out times will be considered (and granted if possible) but not guaranteed.
Check-in/check-out times are in the property’s time zone

Heat/AC
Temperature setting is a personal choice while you are at Jo’s Cottage. The thermostat is located next to the hall tree in the entry-way area.

Cleaning
Jo’s Cottage is professionally cleaned after each rental use. No cleaning service is provided during your stay. If needed, you will find a broom/dustpan, dust mop, floor mop/bucket in the larger bedroom closet. Cleaning supplies are available under the kitchen and bathroom sinks. Please feel free to keep Jo’s clean and tidy during your stay.

Lost/Left Items
Sometimes guests leave items here at Jo’s Cottage. Be sure to double-check the space while you’re packing up to depart. We are not responsible for lost or left personal items. If you have forgotten something, feel free to let us know. If possible, we will mail the item(s) at the your (the guest's) expense.

Safety
• Jo’s Cottage is equipped with two smoke detectors and two fire extinguishers (one located in front entry area and one attached to the gas grill).
• A first-aid kit is located under the sink in the half-bath.
• The cottage has a keyless entry system on the front door. No key will be made available to the back door (that opens onto the deck). Renters are responsible for keeping that door locked when not on the property; and, upon departure.
• Exterior-only perimeter cameras are installed for safety purposes.
• Storm shelter/bunker in back yard.

Damage/Theft
The individuals noted on the Jo’s Cottage rental form will be held responsible for damage(s) to the property caused by anyone in the rental party.

All items within Jo’s Cottage have been inventoried. Accidental (or direct) removal of any item(s) will be considered THEFT and will be noted within the homeowner’s damage report to VRBO. The renter will be held liable for the value of any broken and/or missing item(s).

Jo’s Cottage is rented via VRBO and Airbnb. Please note that these rental services include a refundable damage deposit if the property owner/manager confirms that no damage was incurred during the rental period. The amount of the damage deposit is set by the homeowner and paid by the renter at the time of rental. Additionally, these platforms offer rental cancellation insurance upon request.

Please note that Jo's Cottage is not easily accessible for individuals with mobility issues (especially for wheelchairs). The cottage sits on a downward sloping landscape, and there are 7 steps to the front porch from the parking area. Once inside the cottage, all living areas are on a single floor. Due to a washer/dryer set up in general entry area, access space is somewhat narrow.

Great option for a quick getaway
We stayed here for a fishing tournament. The house was very clean and the hosts quickly communicated when we inquired about adding an additional night. We would definitely stay here again on future Lake Cumberland trips!

We had a lovely stay at Jo’s Cottage. We enjoyed grilling out and hanging out on the deck. The cottage was very clean and well appointed. The location was quiet and conveniently located, just a short walk to the boat ramp.

Cozy Cottage
The location and cottage were wonderful. The description posted is accurate, the cottage was so clean, and inviting. We enjoyed the back porch, wildlife and the closeness of the public boat ramp. We have stayed in numerous VRBO homes across the US, this home is one of our favorites.
