The open concept floor plan (first floor) allows everyone to be together, whether you are hanging out watching TV or cooking up some delicious meals in a fully equipped kitchen.
You will be able to unwind in your own private screened pool with spa (heating optional / add-on) and lanai and show everyone the talented chef you are by cooking poolside in our gas BBQ grill (optional / add-on service).
On the second floor you'll find a loft for the whole family to watch a movie, catch a game or just chill!

The property has central air conditioning and heating throughout, free Wi-Fi and, Roku TV. There is one laundry room, washer and dryer on each floor and one iron and ironing board. Parking available on driveway (3-5 cars, depending on size). No street parking permitted by the Community's HOA.

HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee, subject to availability.
STARTER SUPPLIES: The following starter supplies are provided in the unit upon your arrival: 2 trash bags, 1 small dish detergent, 1 dishwashing capsule, 1 paper towel. Each bathroom will have: 1 small bar soap, 1 shampoo, 1 conditioner, 1 toilet roll. No other supplies will be provided. Please stop by the nearest Supermarket to gather any additional items you may need for the duration of your stay.
TRASH PICKUP: There is valet service for Garbage Collection every day of the week, with exceptions on certain holidays. Enclose the garbage in 13 gallons trash bags and place the trash bags inside the trash receptacles (bench) outside the front door. Excess trash bags need to be taken to the compactor's chute located near the clubhouse.
GARAGE: There is no garage parking available. Cars may be parked in the Driveway (3-5 cars depending on size).
Exterior ONLY surveillance devices that capture and record audio + video. NO devices inside the home or in pool / lanai area.

Check out: 11 am.
Self check in via electronic keylock / keypad.
Entire house is available for Guest use.

HOUSE RULES AND CONDITIONS

- This is not a hotel. This is someone’s home, please always treat it with respect!
- Please keep all communication centralized via the platform your reservation was booked, as per platform policy, as well as both Guests and Hosts safety.
- Self check-in: Self check-in is available for your own safety and comfort. Guests receive an access code via guest portal or e-mail (check in voucher). We also send all the information via email, in the form of check-in voucher, however, we kindly request all Guests to double check all information on the booked platform chat, as there is always pertinent check in information to both the Resort as well as the home (sometimes the code gets updated and the one in the email voucher no longer applies). Many local Resorts have implemented new check-in policies of their own, which they require a Guest list name, to check in via main gate, etc… We expect Guests to also follow the Resort rules. We will notify Guests, upon booking, if Resort rules call for Guest names to be provided. This is Guests responsibility to revert in due time, enabling us to insert the names, in a timely manner, in Resort’s portal.
- Home is self-catering. The following starter supplies are provided in the unit upon your arrival: 2 trash bags, 1 small dish detergent, 1 dishwashing capsule, 1 paper towel. -All bedding and bath towels are provided. Clean sheets and towels will be available in the unit. Each Guest receives 3 towels (1 bath + 1 hand + 1 pool + 1 mat towel per bathroom). Please note all towels will be accounted for at the end of your stay. There will be a charge for missing or damaged towels. No washing cloth provided for sanitary reasons.
Additional / Optional Services (Please inquire at least 48 hours in advance):
- Pool (+ Spa where applies) heating fee: $50 / day. 3 consecutive day minimum required. Most of our homes offer this feature.
Upon completion of payment, pool (and / or spa, where applicable) will be set to 85ºF - 90ºF. In case Guest wishes a specific temperature, we may accommodate, if there is no stress / damage to the equipment.
It may take 24 hrs+ for the pool to heat up or cool down.
Please note the pool pumps have a safety mechanism to prevent overheating during cold weather conditions, when working overtime. This leads to a temporary shut off of services automatically until the pump can regain its functionality in a safe and efficient manner.
Please note the pool heater works via HEAT EXCHANGE system and might not function properly with weather nearing freezing temperatures.
The heater for the spa (where applies – not all homes have spa) is the same as the heater for the pool. Therefore, it is not possible to keep spa heat on and pool heat off. Spa will get warmer sooner, however, pool temperature will also heat up (Especially on hot days).
- Grill (where applicable): $70 with 1st full propane tank included.
- Early check-ins (when possible): Must always be authorized by Host. Official check-in time is 4 pm.
- Late check-out (when possible): Must always be authorized by Host. Official check-out time is 11 am. Unauthorized late check-outs will result in a $100 charge for delay inside the first hour after official check-out time. In case Guest performs late check out after 12 pm, without previous authorization by Host, there will be a full daily fee rate charge from the Guest. This charge does not grant Guest option for additional stay and eviction measures will be applied.
-The maximum Guest occupancy allowed in the unit at any time is set by state and local ordinances and/or fire codes, and no exceptions can be made. This is also a Resort policy as well as booking channel's rule. Guests cannot exceed number of individuals stated in reservation. Noncompliance to these rules will result in immediate termination of the reservation, without refund and eviction process will immediately commence. Furthermore, there will be an additional charge of $100 per day per unauthorized Guest that is detected.
- No parties or events allowed: This is also a Resort policy as well as the booking channels' rule. Noncompliance will result in immediate termination of the reservation, without refund and eviction process will immediately commence. Furthermore, there will be an additional charge of $50 per day per unauthorized Guest that is detected.
- No pets or any type of animals allowed. Homeowners do allow service pets, as long as documentation is provided and that Guest agrees that any damage to the property (other than natural wear and tear) will be charged accordingly, per standard procedures for all Guests.
- Guests are expected to communicate via proper channels (booking platform). Non-compliance may result in termination of reservation.
- Smoking in the premises is not allowed. A fee of $500.00 will be charged to the guest that smokes in the property for proper ozone treatment/ Charges resulting due to additional damages caused by ashes and cigarette buds, will be charged to the guest.
- Minimum Age requirement to book: 25 years old.
- No Fireworks allowed on house premises. No fireworks allowed on Resort’s premises.
- We are not responsible for any objects lost or forgotten by Guests.
- No swimming or fishing in Resort ponds / lakes. We strongly recommend keeping safe distance from such areas, as they are potential for wildlife encounters (alligators, snakes, etc…).
- We do not allow electric vehicles to be charged using property power.
